^V^ How d ppl get rich from property investment in China n HK ? ^V^

In China n HK, a lot of young ppl get rich thru property investment, y ? y property investment is much easier 2 get rich as compared 2 shares mkt ? u can get d answer from below :-

Comparison of real estate investment n putting yr money in shares/ property counter ^_-

D different was :-

Assuming u hv limited fund says 100k.

With 100 K of capital, if u wanna 2 buy shares, u can only buy 100K of shares in klse . ( even u hv margin ac , d most u can buy is 150K , 50% of yr shares price , d interest 4 shares margin is much higher than housing loan rate )

but..

With 100K of capital, u can buy 1 mil property with only HOUSING LOAN RATE ( which is much lower than other term loan )

Hence..when property price goes up 30% , those who put in real estate will make 300K ( 1 mil x 30% )

4 those who put on property counters can only gain 30K out of 100k.

Another thing is , buying property is like buying Bluechip shares , 99.99% of d property will appreciate in long term !

This is d beauty of buying real estate as compared 2 shares mkt.

Another reason of y they can make huge money from property investment is bcos of shortage of land in China n HK ( Singapore oso d same !)

Shortage of land in HK is not so hard 2 understand but what about China ? China has d biggest population in this planet , migration from d rural 2 urban is d cause of shortage of land in major city like shanghai, beijing n GZ !

In Malaysia , we dont hv this problem , but y Malaysia property is doing very well in last 2 years ? 2 reasons :-

D big Gap of property price btw Malaysia n regional country like China, HK n Singapore , > 70% of those luxury n strategic properties in Msia r owned by foreigner n majority of them r from country that stated above.

4 them 2 buy a 1 mil condo / terrace house in Msia is something sup sup sui , in HK n China , 1 mil ringgit, u cant even buy a FLAT !

2) With d tight housing measurement imposed by China Government lately has cause a lot of loaded Chinese rush 2 buy property in country outside of China in particular Malaysia n Thailand.

Property investment 's risk is much lower than buying shares esp 4 those who r buying 4 own use, if property mkt down, stay or take it 4 own use till mkt recover, if price gone up, sell n make big profit.

My advice 2 those youngsters , go n buy property now ! be it a small tiny flat or high luxury Bungalow !

Don't you think Malaysia's property is way too pricey now? Don't you think advising people buying property now a bad advise?

I don't know, our income cannot match the inflation, you think people will still buy property? Income did not increase ever since 1997+2007 economic crisis, not in Real term, the increment is not even able to match the inflation.

3% inflation posted by government recently just don't reflect the real situation, don't you think?

Listen here , I am asking those youngsters who doesnt own any property 2 buy property not those goreng kaki , even 4 those who hv houses in hand can oso place their surplus fund in property y not ?

as long as u r loaded , y not ? in long run says 10 to 30 years , hv u ever seen property value going down after 20 years ? hv u ?

Check those who bot double stories houses in Bangsar 30 years ago, how much they made now ? even yours r in Cheras or Sentul, d price also triple up ( AT LEAST ) !

Do yr own budget, as long as u can serve d monthly installment, go 4 it !

I stated there, go n buy property be it bungalow or small little flat, do yr own budget n buy !

Beginning of 2010, someone did tell me that property is in big bubble n going 2 collapse soon , what happened now ? luckily I didnt 4low his advice , otherwise I may not get what I hv gained today !

20 x 70 double stories houses in setia alam were selling ard 450K mid last year, check yrself today, it was last traded @ 580K ! n d new phases is selling @ >650K !

If u dont buy now, when ? next year till > 700K ?

Inflation is up, workmanship , cement , paint everything gone up ! do u think u can still buya d s house ard 400k anymore ?

as long as d s houses selling below 700k

Triple stories houses selling 900k, I dont think we r facing big bubble in property !

Take note, d above is 4 area like Cheras , puchong , ampang.... not 4 area like mont kiara, 1 utama , bangsar n KLCC !

with 1 million cash, u cant even buy a .1,000sf condo in places like mont kiara !

I foresee property mkt will keep going up till mid or end of 2012.

Buy esp those with no property in hand !

One more stuff, even if u buy property in China n HK @ current price, u will still make $$$ after 20 years ! so if one scared 2 buy now n wanna 2 wait 4 it 2 come down, u may end up with empty handed !

Example...

if u think 550K 4 a 20 x 70 d s house is too much n u wanna 2 wait 4 it 2 come down , what if prices keep going up till 800 K ? how 2 buy ?

k let assume bubble burst, what if she never come down 2 550K ? how ? dont buy ?

D percentage of fall in local property will not exceeded 20% , unlike China n HK , cos our property r so damn cheap if u compared with them, even property prices in Australia r higher than Malaysia !

As long as u can afford n those who own no property, BUY
