A CONSORTIUM of Middle East and Malaysian blue-chip institutional and individual investors is eyeing a strategic stake in established property developer Mah Sing Group Bhd, sources said yesterday.


The local, Abu Dhabi and Kuwait investors are the ones who have been steadily purchasing real estate in Malaysia and investing in the property boom in the country in recent months.


"They are eyeing a strategic stake in Mah Sing to complete part of the Middle East-Southeast Asia property value chain," one source told Business Times.


"Partnering with the current major shareholders and management of Mah Sing will likely be the vehicle of choice for the investors' Southeast Asian expansion plans.


"This is especially due to its strong cash balances, low gearing, solid management and good track record. Mah Sing, with its financial muscle and niche offerings, is of strong appeal to the consortium of investors," the source added.


The sources declined to identify the potential investors in the consortium and Mah Sing officials were unavailable for comment.


Mah Sing's share price closed at RM1.71 on Bursa Malaysia yesterday.


The sources said the company was currently trading at an attractive valuation and the consortium was likely to enter into an equal partnership in buying a strategic stake in the developer.


The current controlling shareholder Datuk Seri Leong Hoy Kam, with 40 per cent stake, would continue to maintain a controlling stake in the firm and retain management control, they added.


Institutional investors such as Capital Group International Inc and Koperasi Permodalan Felda are other stakeholders with holdings of 9.7 and 8.6 per cent respectively in the company.


The deal would likely vary from the manner in which Middle East investors recently bought into construction firm, Putrajaya Perdana, and water works company Loh & Loh Corp Bhd.


In Putrajaya Perdana and Loh & Loh, the Middle East investors together with local investors took control of the companies by buying major stakes in both of them, triggering a general offer.


Mah Sing is an established developer with 14 projects spread across the Klang Valley, Kuala Lumpur, Penang and Johor Baru.


It is one of the few local Malaysian developers who have received international awards such as the International Property Award 2007 in association with CNBC in London for its Damansara Legenda project in Petaling Jaya.


The latest investor interest in Mah Sing follows moves by investors from Abu Dhabi institutions such as Mubadala Development Company and Aldar, along with Kuwait Finance House and others to pour billions of ringgit to purchase land in the Iskandar Development Region in Johor and elsewhere.


Prominent individual investors from the Gulf and Malaysia also secured controlling stakes in companies such as Putrajaya Perdana and Loh and Loh, both companies with healthy cash piles and negligible debt, to enhance their bids for Malaysian, Abu Dhabi and Kuwait projects.


"With the potential tie-up of the consortium of investors in Mah Sing, the company's ability to grow further locally, regionally and in the Middle East is set to be very good," said the source.


Based on its closing price of RM1.71 yesterday, Mah Sing is currently traded at a prospective price earnings ratio of nine times and seven times for financial years 2008 and 2009 respectively, analysts said.


Mah Sing is traded at a deep 40 per cent discount to its revised net asset value of RM2.86 as estimated by Macquarie Research.


Deutsche Bank (target price of RM3.02), CIMB (target price of RM3.00), Aseambankers (target price of RM3.00) and SJ Securities (target price of RM3.15) have all placed a buy on Mah Sing stock.


The company has a dividend policy of 40 per cent of net profit as dividends for the 2007 financial year.


The group's market capitalisation has doubled to over RM1billion to date from RM511 million as at end 2006

someone asked me about dps right issue, well, if u still remember my glomac's right issue which profited u >1,000 per lot if u subscribed to d right issue, same will goes to dps, go for it !

I took my profit on both dps n plenitude ( loss on brokage ) for swap to liondiv at avg 1.97, plenitude not worth for holding ? of course NO ! i swap is bcos of risk management which i need to put my cash vs shares in healthy position ^V^

I think Liondiv will profit me faster than plenitudebased on its volume n momemtum .

as for mahsing, masteel engtex n rcecap, their qe will be announced real soon, highly confident ! wont be suprise its qe will go far above my expectation ^V^

If the DIGI share go below 23.00 is a good buy and the target price for the share is 28.00-30.00.

Dear samgoss, I need your professional view on gpacket, I bought this stock at 4.18 based on blogger 's recommendation 4 months ago, this stock down like nobody biz from the day I bought, it is now 2.56, should I chop or hold ? would like to seek for your views, if your answer is chop, which stock should i buy in ?

Hong Kong's billionaire Lee Kah Seng had disposed most of his shares lately considering that d high risk of d HK share market so as Warren Buffet in US. It seems like ur "$ifus" r 1 step ahead of u, so if most of d investors r following Lee in HK n W Buffet in US, i think M'sian should follow u instead. Coz 3 of u hv d same "Attitude" in share market!
Let me share v u d "mathematics of Life" If A-Z is equal to 1-26, which mean A=1, B=2, C=3 n so on,"Luck"=47% "Patience"=73%"Knowledge"=96% "Hard Work"=98% n "Attitude"=100%!

do u know why we need to study history ? those days, i asked myself, why should we need to study something which already happened, no matter how, we cant change d results n history ! why why ?

Anyway one of my friend he work for gpacket in financial dept, becos of the Wimax poor result around the world. so whoever dump $$ into this area who're loser kind of news and also bad qtr earning report for gpacket. Thanks for your compliment Sam. In fact I only managed to entered MPHB at RM1.97. But anyway, 40cents profit is good enough also lah. 知足长乐!

I think we may reenter Bjcopr again at RM1 because after magnum being privatised, Bjtoto is the only "empat ekor" share in KLSE already. For sure ppl will go for it just like how ppl go for Digi after Maxis was privatised by AK. Beside that, Vincent Tan is currently having 49.88% of BJtoto similar to what MPHB holdings in Magnum. Somemore he bought in substantial stake in BJtoto lately too.

But these are all mere speculative, risk level are close to ppl speculate gpacket to be taken over by Digi. ^_^ What I am trying to say here is, don't simply follow ppl just as what they said unless you have Margin of Safety (some realised profit from other counters). So, I will go for BJcorp at RM1-RM1.1. Tailow, want to join the party?

MPHB only offered RM3.45 to acquire existing magnum shares which I think is too low and not attractive enough. MPHB may face another turn down by shareholders unless it able to exercise mandatory offer.

Liondiv is at RM1.8 already, Sam should we accumulate further or shold wait for the market consolidation?

Mah Sing 3QFY07 in line – Raising the bar with new benchmarks

Mah Sing’s results were in line with expectations as 9M net profit made up 76% of our fullyear estimate and 77% of consensus. Yesterday, the group announced the sale of the second wing of Icon Tun Razak and the en bloc sale of Icon Mont’ Kiara for RM561m, setting new pricing benchmarks and boosting unbilled sales to RM1.1bn, the highest under our coverage. We have raised FY07-09 net profit estimates by 1-14% to factor in the disposals and have also upped our target price from RM3.00 to RM3.80 after rolling it
forward to end-08 and basing on the average sector CY09 P/E of 13-14x. The stock remains a BUY and is now our top pick in the sector. Re-rating catalysts include 1) more
value-enhancing land bank acquisitions, 2) further significant en bloc sales and 3)
accelerating earnings growth.
