I have been following metro kajang for a number of years. Just to share some ideas with you guys on this counter.

The volume for this counter is very low and not liquid.

Management is very conservative. This counter is owned by Chen family one of the richest family in Kajang. They seldom use debt to finance any acquisation.

Some analyst have recommended this counter in the past but market did not respond to the call. For years, this counter is hovering around RM 0.80 to RM 2.00

However the plus point is PE for this counter is extremely low and the coming years is getting more exciting. The company have few projects in hand namely Cheras project, Pelangi Sentral, Saville, Kepong JV projects, Pelangi Semenyih and a few projects in Kajang. This year alone, Metro Kajang is expected to launch projects with GDV of 360 million.

It is understand that Sunway group, Gamuda and a few other big guns are heading toward Kajang for their next big property development. As Metro Kajang owned big chunk of land in Kajang and well connected with the authority in this area, once the news come to the market, there is no reason for the counter not to be the next big mover in property sector.

My advise is, this is a good counter to keep and wait for the next surprise.

As I said, this is a laggard n illiquid counter, one needs to be patient in order for him to make some $$$$ from it ^V^, anyway, its coming 2QE will be out by this month end couple with d on going property theme playing around, I think it will rose in line with d property play right after d 2Qtrs result announcement ^V^ reminder to all, avoid its warrant n dont chase it, buy around 1.60+- ^V^

CYT, reply to yr question, since our friend Ah Sal-Dali shouted "Sell in May n go away " thus, I take this opportunity to go away for little while lollllll^V^ha ha

Besides that,BDI rate is at all time high, which sector will benefit d most ? for those with zero position on Swee Joo, take a tiny position around 1.00+-, FYI, just added 10 lots @1.00 on Monday, will buy in more if she drop below 1.00 to make it 100 lots in total ^V^

hi Sam,

i just wonder what is the reasonable PE for Metrok.

i have take a look on KLCCP, SP SETIA, Mahsing and UM land and find out that they deserve high PE as most of their revenue is derived from project in Bangsar, Sri hartamas, and golden triangle area.

That why i am thinking how will market revalue metro kajang in future in terms of PE. Their major project is not on those area.
